BSP fixes a uniform monthly rent of ₹6 per sq ft for eligible retention and third-party housing, with 3,946 households expected to benefit
Key Highlights
- Monthly rent under the retention scheme falls from ₹24 to ₹6 per sq ft, a 75 per cent reduction.
- Third-party housing rent falls from ₹8 to ₹6 per sq ft, a 25 per cent reduction.
- The revised order covers an estimated 1,158 retention and 2,788 third-party housing units.
- BSP’s order provides for recalculation of rent for the applicable earlier period. The revised rate remains in force as interim relief until further orders.
Raipur: Bhilai Steel Plant (BSP) has reduced rents for two categories of housing in its township, bringing the monthly rate down to ₹6 per sq ft for both retention and third-party units covered by the revised order. The decision followed a high-level meeting chaired by Chief Minister Vishnu Deo Sai and is expected to ease housing costs for 3,946 households, including retired BSP employees.
BSP’s Town Services Department issued the revised order on Monday, November 2, 2026, after public representatives and senior plant officials agreed to revise the rates. The meeting reviewed the previous rates and the financial strain that higher rents had placed on retired employees and other affected households.
Sai urged officials to find a practical and sensitive solution that took account of the financial circumstances of retired employees and other affected families.
A 500 Sq Ft Retention Unit Would Cost ₹9,000 Less a Month
The largest reduction applies to housing under the retention scheme. The monthly rate falls from ₹24 to ₹6 per sq ft. At the revised rate, rent for a 500 sq ft unit falls from ₹12,000 to ₹3,000 a month. That amounts to a saving of ₹9,000 a month, or ₹1.08 lakh over 12 months if the rate remains in force.

For the same floor area in the third-party category, the reduction from ₹8 to ₹6 per sq ft brings monthly rent down from ₹4,000 to ₹3,000, a saving of ₹1,000. Both categories will now pay the same rate, though the size of the reduction differs because their previous rates were different.
Earlier Rent to Be Recalculated
The revised order provides for the lower rate to apply retrospectively to the applicable period. For households that have already paid at the higher rates, departmental instructions will clarify how any excess payment will be adjusted. The revised rate is an interim measure and will remain in effect until further orders.
